When Do I Have to Start With a Cashback Platform?

Before your professionals begin real work on your purchase. That is the rule, and the earlier the better. Home buyer cashback is funded from the budgets professionals already spend to acquire each new client. Why does the timing matter at all?

Because the referral has to be true. Realtor cashback in Canada runs through a licensed brokerage with a documented, disclosed referral, and that referral must be registered before the deal closes, and honestly before the working relationship starts. A platform cannot claim to be the source of a client who was already someone's client. The timing rule is not fine print. It is what keeps the whole arrangement honest and compliant.

What counts as "too late"?

The test is real work. Signing a representation agreement, being shown homes, having offers written: that is real work, and once a professional has done it, HiveRewards cannot be registered as the source of that relationship.

What does not count as too late:

  1. You have talked to a realtor at an open house. Talking is not a working relationship.
  2. A friend recommended a realtor you have not engaged yet. Recommendations are not referrals.
  3. You have been browsing listings online for months. Browsing is not representation.
  4. You got a mortgage pre-qualification from your bank's website. A rate quote is not a broker relationship.

What if I already have a realtor?

Then the realtor side of the cashback is usually gone, and we will say so. But a home purchase involves up to six professionals: realtor, mortgage broker, lawyer, home insurance broker, home inspector, and financial advisor. Each side qualifies on its own timing. If your realtor is already writing offers but you have not chosen a mortgage broker yet, the mortgage side can still pay you. Starting late costs you sides of the purchase. It rarely costs you everything.

What is the ideal order?
