How Does Realtor Cashback Work in Canada?
Realtor cashback is money a home buyer receives after their purchase closes, connected to the realtor side of the deal. What are the two realtor cashback models in Canada?
Model 1: the discount or rebate brokerage. You use their in-house agent, and the brokerage returns part of what it earns to you. The money is real, but the trade is your choice: you get their agent, not yours.

Who actually funds the cashback?
The buyer's purchase does. A home purchase is the event that pays every professional in the deal, and each of those professionals budgets real money to find each new client. Realtor cashback returns a portion of that client-acquisition budget to the buyer. It is not a fee added to your purchase, it does not raise your price, and it is not something you negotiate off your realtor's pay for the work. When and how is it paid?
After closing, once the transaction is complete. Most buyers receive their cashback within 1 to 14 days of closing, as a cheque or transfer. It is not a discount at the offer table and not a credit you have to ask for on closing day. It arrives after the deal is done, from the program you started with.
Does the buyer pay tax on it?
For a home you live in, generally no.
